8 steps to buying your perfect home

1. To buy or not to buy? 

The main factor that drives people to buy property is for wealth building properties. Although property buying can often be an “accidental investment”, if planned correctly, it can be a very useful investment and an “intentional investment”. There is no perfect time to buy property, but if you have checked “yes” to all of these statements, you should consider becoming a buyer!


  • I am currently paying rent 
  • I currently have enough savings to put down an initial “down payment” 
  • My credit score is currently over 620 (conventional score) 
  • You have thought about buying property 

2. Hire Your Agent 

Hiring an agent may be one of the biggest and most important steps. An agent will guide you through the process, from start to finish: consulting, touring, and helping you propose and close a deal. 


3. Financing 

When buying property, you should think about your budget and how you will fund the down payment and mortgage. This step is very important and can be further discussed with your agent. 


4. Explore Property

Once you have landed on a budget and you have explored some of your basic needs, desires, and neighborhood, your agent will guide you through many property tours. Some things that you should think about are: 


  • What do I want my home to be close to?
  • How much space do I need and why?
  • Which is more critical: location or size?
  • Would I be interested in a fixer-upper?
  • How important is home value appreciation?
  • Is neighborhood stability and priority?
  • Would I be interested in a condo?
  • Would I be interested in new home construction?
  • What features and amenities do I want? Which do I really need?

5. Put Down an Offer

Found the property that you want? Make an offer! Approach this step with a calm manner and talk through it with your agent first. Then, approach the 3 main components of an offer: price, terms, and contingencies.


6. Homeowner’s Insurance

Once you purchase a property, it is impossible “return” the asset for a refund. This is why homeowner’s insurance is very important. Homeowner’s insurance will protect you in the following ways:


  • When there is damage or loss done to the property
  • Responsible for liability if someone gets into an injury on your property.

7. Seal the Deal! 

Ready to seal the final deal? At this point, your job is almost over! Your credit and finance information will be reviewed and your agent will take care of the rest!


8. Maintain and Protect Your Property

Once the property is yours, it is your responsibility to file tax returns as a homeowner, hire contractors and handyman services to repair and reconstruct your property, and to also keep in touch with your agent now and throughout the future, if you have any questions.

8 steps to selling your home

1. Why are you selling? Are you moving? Looking to move into a new house? Write down all the reasons for selling your home. For your goals, write down what the most important thing to you is. Is it to sell the property fast? Is it to make profit? Work with your real estate agent to map out the best path to achieve your objectives and set a realistic time frame for the sale.

 

2. Name your price. The next step is to set a selling price for your house. Keep in mind that the price must be fair and reasonable in the property market. This means that you should consider the condition of your property, what price other properties in your neighborhood are selling for, and your neighborhood ranking. Agents realize that it may be difficult for homeowners to set an objective price, so they will interfere and consult with you if they believe the price is unfair.

Remember: You’re always better off setting a fair market value price than setting your price too high. 


3. Prepare your home. Tidy up the house, do a small makeover, and repair any amenities that need to be fixed. Most of us don’t live in a spotless home everyday, but in order to attract more buyers, it is important take this step seriously!

 

4. Get the word out. Now that you’re ready to sell, your real estate agent will set up a marketing strategy specifically for your home. However, it is also your responsibility as a seller to market your home. Whether it be online listings, yard sale signs, or just by word of mouth, make sure to market your home properly and diligently. 


5. Receive an offer. When you receive a written offer from a potential buyer, your real estate agent will first find out whether or not the individual is prequalified or preapproved to buy your home. This means, they will sift through the buyer’s financial and credit information. If the individual is qualified,then you and your agent will review the proposed contract, taking care to understand what is required of both parties to execute the transaction. At this point, you have three options: accept the contract as is, accept it with changes (a counteroffer), or reject it. 

Remember: Be sure to ask your agents if you have any questions or doubts along the way. Once the contract is signed, it is legally binding.


6. Negotiate to sell. Most offers to purchase your home will require some negotiating to come to a win-win agreement. Your real estate agent, however, will be experienced and expected to bargain and negotiate a deal that will be beneficial for you. 


7. Prepare to close. Once you accept an offer to sell your house, you will need to make a list of all the things you and your buyer must do before closing. The property may need to be formally appraised, surveyed, inspected or repaired. Depending on the terms of your contract, you may or may not need to pay for all of these pre-services. At this point you have a few choices: you or the buyer may decide to walk away or open a new round of negotiations or proceed to closing. You should also arrange a plan for moving out, as the time will come very soon.

 

8. Close the deal. “Closing” refers to the meeting where ownership of the property is legally transferred to the buyer. Your agent will be present during the closing to guide you through the process and make sure everything goes as planned. By being present during the closing, he or she can mediate any last-minute issues that may arise. After the closing, you should make a “to do” list for turning the property over to the new owners. Here is a checklist to get you started.

How can I build equity into my house?

You can build equity in three ways. First (and easiest) is from market appreciation. Second, when making your monthly mortgage payment, try to send a little bit more. This will go directly to the principal of the loan, rather than the interest. Be sure your lender knows to put the extra toward principal, and not the next month’s payment. Even an extra $50 per month can quickly build equity, as well as knock years off of your loan. The third way to build equity into your house is to make improvements. There are a variety of ways to remodel and make positive changes to the interior and exterior of your home. One of the best ways is to add square footage/living space.

What is a good number of homes to tour prior to making an offer?

The best answer is “as many as it takes to find a home that works for you”. Purchasing a home will most likely be the single largest investment you will make, so it is important to make sure you find a home that meets your current and future needs. It’s best not to look at just one home, but also not to look at more than 6 or 7 in one day. It’s common to confuse the features if you view too many in one day. Bring a notepad and pen and take notes on your likes and dislikes of each home.

How big is an acre?

An acre of land is an area of land equal to 43,560 square feet. It is often compared to the size of a football field (without the end zones). One square mile is equal to 640 acres, called a “section”.

What is the MLS?

MLS stands for Multiple Listing Service. It’s a network of real estate listings in an area, where buyers can (through a Realtor or the Internet) view what is available in their price range, and with the features they are looking for. It is a system usually run and supported by the local Real Estate Board that has details of almost every home, land, and business listed for sale with a real estate agent.

What does DOM mean in the MLS?

DOM stands for “Days on Market”. This number allows buyers to see how long the property has been for sale. Some people believe that the longer a property has been on the market, the more motivated a seller might be.

What is meant by a debt-to-income ratio?

A debt-to-income ratio is important to your lender. To figure out where you stand on the ratio, you must first understand the meaning of the figure. Lenders use various ratios, but the most common is 28/36. The first number, (also known as the front-end-ratio) is the percentage of your gross monthly income that you could comfortably afford to spend on your housing payment. This figure includes escrow for taxes and insurance. The second number, (also known as the back-end-ratio) is the percentage of your gross monthly income that should be spent on all long-term monthly debts combined.

What is included in a home's square footage?

Square footage includes finished, heated space, also known as “livable space”. Garages, unfinished basements and attics, for example, are not included when calculating a home’s square footage. Hallways and closets are included when determining a home’s square footage, however.

Is there an easy rule of thumb to determine how much money can be borrowed to buy a home?

Lenders look into your credit rating, debt/income ratio, and many other documents to determine how much you can borrow. In addition, loan qualifications have been changing over the last year or so. As a rule of thumb, you’ll need to determine your gross income (before taxes) for all people that will be on the loan (borrower and co-borrower). Multiply this number by 2 to 2.5 This will give you a general idea of what you might qualify for. If you have a large down payment combined with little to no debt, the lender may believe that you can afford a more expensive home than this rule of thumb.

What is "earnest money"?

Earnest money is something of value (called “consideration”) that a buyer puts forth to bind an agreement, such as the sale of real estate. Earnest money is forfeited by the buyer if he or she fails to carry out the terms of the contract. It’s up front money from a buyer to show a seller that the buyer is serious about the purchase. The money is usually deposited into an escrow account and is usually applied toward the buyer’s down payment.

What are closing costs?

Closing costs are expenses incurred by buyers and sellers when the ownership of the property is transferred. These are usually negotiable items as to who will be responsible for their payment. Examples of closing costs include recording fees, documentary fees, real estate commission, taxes prorations, settlement fees, and title insurance.
